## Alpine winters: dry air is the main challenge

Queenstown has a **continental, alpine-influenced climate** unlike anywhere else on this list: cold winters with hard frosts and snow on the surrounding ranges, warm, dry summers, and low rainfall compared with the West Coast just over the mountains.

The flooring issue isn't damp – it's **dryness**. Homes are heated for much of the year, often with in-slab heating or heat pumps, and heated cold air holds very little moisture. Solid oak responds by giving up moisture and shrinking slightly, so fine gaps can open in winter and close again in summer.

How to keep that movement small:

1. **Install at the right moisture content** for a heated alpine home, measured, not assumed. See [moisture content in timber flooring](https://timbo.com.au/guides/moisture-content-timber-flooring).
2. **Acclimatise in the house with heating running** as it will normally be used ([acclimatisation guide](https://timbo.com.au/guides/acclimatising-oak-flooring)).
3. **Avoid overheating.** Very high heating settings exaggerate shrinkage.
4. **Consider a humidifier** in very dry, well-sealed homes.

## Underfloor heating and solid oak

New Queenstown and Wānaka homes are often built with **in-slab underfloor heating**. Solid parquet can go over it, but it's the most demanding installation you can choose. Floor surface temperatures are commonly limited to about **27°C** with a floor sensor, and engineered flooring is generally preferred over solid on heated floors ([Solid Wood Flooring Co](https://www.thesolidwoodflooringcompany.com/technical-article/underfloor-heating/)).

| Heated-floor step | Why it matters |
| --- | --- |
| Commission the heating before flooring | Helps dry the slab and reveals faults |
| Test slab moisture | BRANZ guidance: 75% RH or less at the slab surface ([BRANZ BU644](https://www.branz.co.nz/documents/4063/BU644_Solid_timber_strip_flooring_on_a_concrete_slab.pdf)) |
| Turn heating down for installation | Adhesive and timber need stable conditions |
| Raise temperature gradually afterwards | Avoids sudden shrinkage |

## What gets built here

Queenstown's housing ranges from **architect-designed homes** at Jack's Point, Kelvin Heights and on the Wānaka lakefront, to townhouses and apartments in Frankton and Shotover Country, and older cribs and cottages in Arrowtown. Like most of New Zealand, new houses are overwhelmingly on concrete slab – about 92% nationally ([ArchiPro NZ, citing BRANZ](https://archipro.com.au/article/pros-cons-solid-wood-vs-engineered-wood-flooring-the-wooden-floor-company)).

Many homes are also **holiday homes or short-stay rentals** that sit empty for weeks. Keep low background heat and ventilation running so the floor doesn't swing between cold-and-closed and hot-and-busy.

Wide herringbone and chevron floors are a natural fit for big open-plan alpine living spaces. Architects and designers specifying Timbo oak can read [specifying oak flooring](https://timbo.com.au/guides/specifying-oak-flooring-architects).

## Consent

New floor finishes in an existing home generally don't need building consent; new builds and structural alterations do. On consented projects, include slab moisture testing and heating commissioning in the builder's programme.

## Ordering for a Queenstown job

Queenstown is a long way from Melbourne stock, and building schedules in the Wakatipu basin are tight, so order once and order right:

- **Include the pattern's waste allowance** so you don't need a second trans-Tasman shipment.
- **Book delivery for when the house is ready.** Parquet should acclimatise in a closed-in, heated house, not a cold garage or site container.
- **Inspect on arrival.** Your Timbo partner checks the delivery as soon as it arrives – partners must report any defects to Timbo within 3 days of receipt, so problems are caught before installation.
- **Allow for time zones.** Timbo works 9am–5pm Melbourne time, which is two hours behind New Zealand for most of the year; email any time.

## Frequently asked questions

### Can solid oak herringbone go over underfloor heating in an alpine home?

It can, with care. Floor surface temperature is commonly limited to about 27°C with a floor sensor, heat should be raised gradually, and engineered flooring is generally preferred over solid for heated slabs. Read [oak flooring and underfloor heating](https://timbo.com.au/guides/underfloor-heating-oak-flooring) and talk to Timbo before specifying.

### Why does my oak floor gap in winter?

Because heated alpine air is very dry, oak gives up moisture and shrinks slightly. Gaps usually close again in spring. Installing at the right moisture content, avoiding overheating and using a humidifier in very dry homes all keep movement small.

### My holiday home is empty for months. Is that a problem?

It can be. A house left cold and closed, then heated hard for a week, puts a solid floor through big moisture swings. Keep low background heating and some ventilation running while it's empty.

### Is there a Timbo partner in Queenstown?

Timbo is appointing partners in Queenstown and Central Otago. Email partnerships@timbo.com.au and Timbo will connect you with a flooring business that can supply and install.

### Can I get samples before committing?
