South Australia is building

SA led the country in August 2026, with dwelling approvals up 24% in the month while the national total fell 6.1% (ABS). For flooring businesses, that means steady new-build work in Adelaide's northern and southern growth areas alongside the city's strong renovation market.

Villas, cottages and slab homes

Adelaide's inner suburbs – Norwood, Unley, Prospect, Goodwood, Kensington – are known for sandstone and bluestone villas and stone cottages from the late 1800s and early 1900s. These usually have timber floorboards on joists over a crawl space, with vents in the stone walls.

The newer suburbs and infill townhouses are mostly concrete slab-on-ground.

Home Subfloor Before laying parquet
Stone villa or cottage Timber on joists, ventilated crawl space Clear blocked vents, check for rising damp in the walls, level or re-sheet old boards
1950s–80s brick home Timber or slab Confirm which; test moisture accordingly
New build or townhouse Slab-on-ground Moisture test, flatten, seal – see parquet over a concrete slab

Older stone walls can wick ground moisture. If a villa shows salt damp at skirting level, deal with that before installing a new timber floor beside it.

Reactive soils

Much of the Adelaide plains sits on reactive clay that swells when wet and shrinks when dry. Over years that can crack slabs and move stumps. A glued solid parquet floor will follow the substrate, so any structural movement or cracking should be assessed and fixed first. Your installer can advise when a crack is simply cosmetic and when it needs an engineer.

Dry heat and oak movement

Adelaide has a Mediterranean climate: hot, dry summers with heatwaves, and cool, wetter winters. Summer air indoors can be very dry, so oak gives up moisture and may open fine gaps; in winter it takes moisture back.

The fix is installing at the right moisture content. Australian interiors typically sit between 8% and 14% equilibrium moisture content, and boards should be laid within about ±2% of the expected in-service figure (WoodSolutions). Read acclimatising oak flooring and moisture content in timber flooring.

The Adelaide Hills

Stirling, Aldgate, Crafers and the wider Hills are among South Australia's best-known bushfire-prone areas. Under AS 3959, bushfire rules mainly cover elevated subfloors and decks exposed to radiant heat rather than internal floors over a slab (WoodSolutions). For a Hills home on a raised timber floor, check the BAL and read timber flooring in bushfire areas.

The Hills are also cooler and damper in winter than the plains, with wood heaters common. Acclimatise to the house as it's actually heated.

Villa with a rear extension? Plan the join

A very common Adelaide renovation keeps the front rooms of a stone villa and adds an open-plan living area at the back on a new slab. That means two different subfloors meeting in one floor:

Front of house Back of house
Timber boards on joists Concrete slab-on-ground
Moisture comes from the crawl space Moisture comes from the new slab
May need re-sheeting to level Needs drying time, testing and sealing

Running the same herringbone or chevron through both is possible, but the installer has to match floor heights, plan where the pattern crosses the join, and allow movement at the transition. Decide this at design stage, not on install day.

Frequently asked questions

Can I lay herringbone in my sandstone villa?

Usually, yes. Adelaide villas often have timber boards on joists over a ventilated crawl space. Your installer will check the subfloor is dry, vents are clear and the existing boards are flat enough, or add a substrate before gluing down the parquet.

Do Adelaide's reactive clay soils affect a timber floor?

They can affect the building, which then affects the floor. Seasonal soil movement can crack slabs and shift stumps. Fix any structural movement first; a solid parquet floor can't hide a moving substrate.

Do I need special flooring in the Adelaide Hills?

Internal floors over a slab are not generally the focus of bushfire construction rules, but elevated timber subfloors and decks can be. Check your BAL and read timber flooring in bushfire areas.

How do I buy Timbo oak in Adelaide?

Timbo is appointing partners in Adelaide. Email partnerships@timbo.com.au and Timbo will connect you with a flooring business that can supply and install.

Should I worry about gaps in an Adelaide summer?

Expect some seasonal movement. Hot, dry spells pull moisture out of oak and fine gaps can open, then close again in winter. Installing at the right moisture content keeps that movement small.
