Auckland is building again

New Zealand consented 41,268 new homes in the year to August 2026, up 21%, and Auckland alone accounted for 17,097 in the year to June (Stats NZ). A lot of that is terraced housing, townhouses and apartments – and almost all of it is on concrete.

Two kinds of Auckland floor

Villas and bungalows on piles

Ponsonby, Grey Lynn, Mount Eden, Devonport and Kingsland are full of kauri and rimu villas and 1920s–30s bungalows on timber piles. These have suspended timber floors with the ground underneath, which in Auckland is often damp clay.

Herringbone is a classic choice for a villa hallway or living room. Before laying parquet over a suspended floor, check:

  • a ground vapour barrier (polythene ground cover) is in place under the house
  • subfloor ventilation isn't blocked by decks or plantings
  • piles and joists are sound and the floor is level
  • existing boards are flat enough, or re-sheeted with plywood

New homes on slab

Roughly 92% of new New Zealand houses are on concrete slab (ArchiPro NZ, citing BRANZ). For solid oak that means a glued installation to a dry, sound slab. BRANZ guidance is a slab-surface relative humidity of 75% or less before solid timber goes down (BRANZ BU644), and a 100mm slab can take four months or more to dry (PlaceMakers).

Our NZ guide to timber flooring over a slab covers testing and moisture barriers.

Living with Auckland humidity

Auckland is humid subtropical: warm, muggy summers and mild, damp winters, with high humidity much of the year. Indoor dampness is a well-known issue in older homes.

Auckland condition What it does to oak Response
Humid summers Oak takes up moisture and swells slightly Correct perimeter expansion gaps
Damp winters in poorly heated houses Higher moisture content all year Ventilate; heat pump or dehumidifier helps
Damp ground under villas Moisture rises into the floor Ground vapour barrier and clear vents
New, tightly sealed homes Construction moisture lingers Dry the house before installing

Read the acclimatisation guide for step-by-step advice.

Replacing floor coverings in an existing home generally doesn't need building consent, but structural work to piles, joists or the slab may – check with Auckland Council or your builder if you're unsure. For new builds and major renovations, the flooring is part of the consented building work, so coordinate the moisture testing and installation timing with your builder.

Ordering across the Tasman

Auckland jobs are supplied from Australia, so plan the order as one shipment:

  • Order the full quantity including waste. A top-up order means another trans-Tasman freight run. See how many boxes of flooring.
  • Ask Timbo about import paperwork. Timber products entering New Zealand fall under MPI import requirements; see our guide to MPI and imported timber flooring.
  • Inspect on arrival. Your Timbo partner checks the delivery as soon as it arrives – partners must report any defects to Timbo within 3 days of receipt, so problems are caught before installation.

Frequently asked questions

Can I lay solid oak herringbone in an Auckland villa?

Yes, in most cases. Villas and bungalows usually have timber floors on piles. Your installer will check the piles and joists, confirm there's a ground vapour barrier and good ventilation underneath, and level or re-sheet the old boards before gluing down the parquet.

How dry does my new slab need to be?

BRANZ guidance is a slab-surface relative humidity of 75% or less before solid timber flooring goes down (BRANZ BU644). A 100mm slab can take four months or more to dry. See timber flooring over slab in NZ.

Is Auckland too humid for solid oak?

No, but humidity has to be managed. Acclimatise the oak to the home's normal living conditions, keep the house ventilated, and leave correct expansion gaps. Many Auckland homes run heat pumps or dehumidifiers, which helps keep conditions steady.

Are prices in NZ dollars?

Yes. NZ customers are quoted in NZD by their Timbo partner, and New Zealand GST is 15%. For market ranges, read the oak flooring cost guide for NZ.

Is there a Timbo partner in Auckland?

Timbo is appointing partners in Auckland. Email partnerships@timbo.com.au and Timbo will connect you with a flooring business that can quote your project.
