A city rebuilt on new foundations
The Canterbury earthquakes of 2010 and 2011 reshaped Christchurch's housing. A great many homes were repaired, re-levelled or rebuilt, and many now sit on reinforced slabs or engineered foundations designed for the ground conditions.
For a solid oak floor, that's mostly good news: a newer, well-built slab is a stable substrate for glued parquet. The key is moisture. About 92% of new New Zealand houses are built on concrete slab (ArchiPro NZ, citing BRANZ), and BRANZ guidance is that the slab surface should be at or below 75% relative humidity before solid timber goes down (BRANZ BU644). Read timber flooring over a slab in NZ.
Growth areas such as Rolleston, Lincoln, Halswell and Rangiora continue to add slab-on-ground homes, where the same rules apply.
Character houses that survived
Merivale, Fendalton, St Albans, Sydenham and Cashmere still have villas, bungalows and 1930s–50s homes on timber piles. Some had their floors re-levelled after the earthquakes. Before laying parquet over a suspended floor:
- confirm the floor is level and sound after any re-piling or re-levelling
- check for a ground vapour barrier and clear ventilation
- re-sheet with plywood if the old boards are uneven
Nor'westers, frosts and heat pumps
Canterbury's climate is drier than the North Island's, but it swings hard. Summer nor'westers bring hot, very dry wind off the Alps; winters are cold, with frequent frosts, and homes run heat pumps or log burners for months.
| Condition | Effect on oak | Response |
|---|---|---|
| Nor'wester days, house open | Rapid drying, fine gaps | Close up on hot nor'west days; correct install moisture |
| Frosty winters, constant heating | Dry indoor air, slight shrinkage | Moderate heating; humidifier in very dry homes |
| Easterly sea breeze, damp spells | Oak takes moisture back | Leave correct perimeter expansion gaps |
The answer to all three is the same: install at a moisture content that suits the home as it's normally lived in. See acclimatising oak flooring.
Underfloor heating
Many rebuilt and new Christchurch homes have in-slab heating. Solid oak can work over it, but floor surface temperature is commonly limited to about 27°C with a floor sensor (Solid Wood Flooring Co). Talk to Timbo and your installer before specifying.
Consents
New flooring inside an existing house generally isn't consented work, but foundation repairs, re-levelling and new builds are. If your floor is part of a consented project, the builder will set the timing – make sure moisture testing is on the programme.
Matching old and new floors
Many Christchurch homes now combine an original suspended timber floor with a repaired, re-levelled or newly added section on slab. If you want one continuous herringbone or chevron floor through both, your installer needs to:
- match finished floor heights where the slab meets the old floor, allowing for the 18mm parquet plus adhesive or substrate
- treat each subfloor on its own terms – ventilation and vapour barrier under the timber, moisture testing on the slab
- plan the pattern line so it runs straight through the transition
- allow for movement at the junction between two structures
Raise this at the design stage of any repair or extension.

Frequently asked questions
Is my rebuilt Christchurch house suitable for solid oak parquet?
Most are. Rebuilt and repaired homes often have reinforced slabs or engineered foundations, which make a stable base. The slab must be dry before installation; BRANZ guidance is 75% relative humidity or less at the slab surface.
Do nor'west winds affect a timber floor?
They can. A hot, dry nor'wester pulls moisture out of the air indoors if the house is open, and oak gives up moisture with it. Over a few days you might see fine gaps open, then close again. Correct installation moisture content keeps this small.
Can oak go over underfloor heating in a new Christchurch home?
It can, with limits. Floor surface temperature is commonly kept to about 27°C with a floor sensor, and engineered flooring is generally preferred for heated slabs. Read oak flooring and underfloor heating before specifying solid parquet.
