Buying Timbo oak on the Gold Coast

Timbo is appointing partners on the Gold Coast. Until a local partner is listed, email partnerships@timbo.com.au and we'll connect you with a flooring business that can quote, supply and install Prime grade European solid oak. Gold Coast flooring and building businesses can apply to become a partner.

Orders ship from Timbo's Melbourne warehouse and freight is quoted per order.

Three Gold Coasts, three installation plans

The Gold Coast isn't one housing market. A floor in a 30th-floor apartment, a canal home in Broadbeach Waters and a timber house in the hinterland each need a different approach.

High-rise apartments: strata first

Towers in Surfers Paradise, Broadbeach, Main Beach and Burleigh are built on suspended concrete slabs, and noise travels through them. Most body corporate by-laws require approval before carpet or tiles are replaced with a hard floor, and many specify an acoustic underlay or system. For 18mm solid herringbone, that usually means a glue-down installation over an acoustic layer rated for timber.

Get the by-law requirement, the acoustic system and the installer's method agreed before ordering. Moisture still matters: see installing parquet over a concrete slab.

Canal and beachside houses: slab and salt air

Low-set brick and rendered homes on slab dominate the canal suburbs and the newer northern estates around Coomera and Pimpama. The slab must be dry, flat to roughly 3mm over 3m and sealed with a moisture barrier or moisture-barrier adhesive where needed (Bowens). Waterfront ground floors deserve careful testing.

Hinterland: timber houses and bushfire zones

Tamborine Mountain, Currumbin Valley and the hinterland have more timber-framed houses on stumps, with ventilated timber subfloors – and some are in mapped bushfire-prone areas. Bushfire construction rules mainly target elevated subfloors and decks rather than internal floors over a slab (WoodSolutions). Read timber flooring in bushfire areas.

Coastal humidity and solid oak

The Gold Coast is humid subtropical, with warm, sticky summers and storm season from late spring. Oak absorbs moisture from humid air and releases it when air-conditioning dries the room; at 80% relative humidity timber settles at about 16% moisture content, against about 11% at 60% RH (ATFA).

The biggest risk here isn't the climate itself but inconsistent conditions – a holiday apartment shut for a month, then cooled hard for a fortnight. Plan for it:

  • Acclimatise the parquet in the home, running climate control as it will normally be used (acclimatisation guide).
  • Keep some airflow or dehumidification running when the property is empty.
  • Allow correct perimeter expansion gaps for a humid climate.

Sand, sun and finish choice

Beach sand is fine abrasive grit. Put mats at every entry and choose a hard-wearing finish. Strong sun through big glazing will also change oak's colour over time; rugs and blinds help keep it even. Our oak floor care guide covers cleaning and recoating.

Gold Coast factor Practical response
Sand at entries Entry mats, regular dry cleaning
Strong sun through glazing Blinds, move rugs occasionally
Humid, often empty holiday units Climate control or airflow when vacant
Body corporate rules Approval and acoustic system before ordering

A typical Gold Coast apartment timeline

For a tower apartment, the order of steps matters more than speed:

  1. By-law check. Ask the building manager for the hard-flooring by-law and any acoustic rating it requires.
  2. System choice. Your installer proposes an acoustic underlay or adhesive system for 18mm solid parquet that meets it.
  3. Body corporate approval in writing.
  4. Samples and quote from your partner.
  5. Slab test for moisture and flatness.
  6. Freight from Timbo's Melbourne warehouse, quoted per order, and delivery up the building – book the lift.
  7. Acclimatise the parquet in the apartment with normal climate control running.
  8. Install, then any acoustic test the by-law requires.

Frequently asked questions

Can I replace carpet with oak parquet in my Surfers Paradise or Broadbeach apartment?

Usually, with body corporate approval. Most Gold Coast towers have by-laws on hard flooring to control noise to the unit below, often requiring an acoustic underlay or system that meets a set rating. Get approval in writing before you order.

My apartment is a holiday let that sits empty. Does that matter?

Yes. A closed-up unit on the coast can become very humid, then dry out fast when the air-conditioning runs. Those swings make solid timber move. Keep some airflow or climate control running, and acclimatise the parquet to normal occupied conditions.

Is solid oak OK in a canal-front house?

It can be, provided the slab is dry and sealed and the house is managed for humidity. Waterfront slabs and ground floors can carry more moisture, so slab testing before installation is essential.
