A city of new subdivisions
Hamilton is one of New Zealand's fastest-growing cities, and most of that growth is in new subdivisions: Rototuna in the north, Peacocke in the south, Rotokauri in the west and the satellite towns of Te Awamutu, Cambridge and Ngāruawāhia. Nationally, new home consents rose 21% to 41,268 in the year to August 2026 (Stats NZ).
Nearly all of these homes are slab-on-ground. About 92% of new NZ houses are built on concrete slab (ArchiPro NZ, citing BRANZ). So for most Hamilton homeowners, the question isn't "can I have oak?" but "is my slab ready?"
The slab readiness checklist
- Time. A 100mm slab can take four months or more to dry (PlaceMakers), and the house needs to be closed in and ventilated for that drying to happen.
- Test. BRANZ guidance is a slab-surface relative humidity of 75% or less before solid timber flooring (BRANZ BU644).
- Seal and glue. Use the moisture barrier and adhesive system your installer and the adhesive manufacturer specify.
- Acclimatise the parquet in the finished, ventilated house.
Our guide to timber flooring over a slab in NZ goes into detail.
Fog, frost and inland humidity
Hamilton sits in the Waikato basin, away from the moderating effect of the sea. Summers are warm and humid; winters bring frosts and the famous valley fog that can sit over the city through the morning. Ground and air moisture stay high through the cooler months.
That makes indoor moisture management the main climate issue for an oak floor:
| Hamilton condition | What to do |
|---|---|
| Damp, foggy winter mornings | Heat pump or dehumidifier; keep the house ventilated |
| Humid summer days | Leave correct perimeter expansion gaps |
| New house with drying slab | Wait for test results; don't rush installation |
| Older home with suspended floor | Ground vapour barrier and clear vents |
Read moisture content in timber flooring for target readings.
Older Hamilton homes
Hamilton East, Claudelands, Frankton and Hamilton Lake have villas, bungalows and state houses on timber piles. Solid parquet can be glued over these suspended floors once the boards are sound and flat, or re-sheeted, and the subfloor is dry and ventilated.
Building consent
New flooring in an existing home generally isn't consented work, but a new house or a structural renovation is. If your floor is part of a consented build, make sure the slab moisture test and flooring date are in the builder's programme.
Parquet or straight boards in a new Waikato home?
Most new Hamilton homes have one large open-plan living area, which is exactly where the choice between pattern and straight boards shows most.
| Herringbone or chevron parquet | Straight floorboards | |
|---|---|---|
| Look | Patterned, a feature in itself | Linear, quieter |
| Installation | Glued to slab, skilled set-out | Several methods depending on product |
| Waste and labour | Usually higher | Usually lower |
| Best use | Living areas, entries, feature rooms | Large areas on a tight budget |

Frequently asked questions
My new build in Rototuna or Peacocke is finished. Can the oak go down now?
Not until the slab is tested. New slabs hold construction moisture long after the house is closed in; a 100mm slab can take four months or more to dry (PlaceMakers). BRANZ guidance is 75% relative humidity or less at the slab surface before solid timber goes down.
Do Hamilton's foggy winters affect a timber floor?
They can raise indoor humidity in houses that aren't heated or ventilated well. Run a heat pump or dehumidifier through winter, use extractor fans, and acclimatise the oak to those normal living conditions.
Is solid or engineered oak better on a slab?
Both can work. Engineered oak is often chosen for slabs and heated floors; solid 18mm parquet gives a floor that can be resanded many times but needs careful moisture control. See solid vs engineered oak.
