Terraces, federation houses and the inner west
Sydney's older suburbs – Paddington, Surry Hills, Glebe, Newtown, Balmain, Annandale – are dense with Victorian terraces and Federation cottages. Most have suspended timber floors on joists, supported on brick or sandstone footings, often with tight, poorly ventilated crawl spaces.
Herringbone is a natural fit for a terrace: it suits the narrow rooms, it's historically appropriate, and laying it along the long axis makes a narrow hallway feel longer. Before gluing parquet over an old floor, a good installer will:
- check the subfloor space is ventilated and dry, especially in houses close to the harbour or on sandstone that weeps after rain
- level or re-sheet uneven boards so the pattern sits flat
- confirm no structural change triggers heritage or council approval
Apartments and strata: acoustic rules come first
A large share of Sydney's new homes are apartments, and that changes the flooring conversation. Strata by-laws in many buildings control hard flooring because footfall noise travels through the slab to the unit below. Typical requirements include owners corporation approval, an acoustic underlay or adhesive system, and sometimes an acoustic test after installation.
For solid 18mm parquet that usually means a glue-down system over an acoustic layer rated for timber flooring. Agree the system with your installer, building manager and the acoustic requirement in writing before you order. The slab itself still needs moisture testing; see installing parquet over a concrete slab.
Humid summers, harbour air
Sydney's summers are warm and often humid, especially near the coast, while western Sydney gets hotter and drier days. Oak tracks the air: at 25°C and 60% relative humidity timber settles at about 11% moisture content, and about 16% at 80% RH (ATFA).
What that means in practice:
| Situation | What to do |
|---|---|
| Summer installation, coastal suburb | Acclimatise with the house closed and air-conditioning running normally. |
| Unit with no airflow when empty | Ventilate before and after install; don't lay into a damp, closed apartment. |
| Western Sydney, hot dry days | Watch for gapping in long dry spells; keep perimeter gaps correct. |

Bushfire-prone edges
Parts of the Blue Mountains, the Hills District, the Northern Beaches and the Sutherland Shire are mapped as bushfire prone. Bushfire construction rules (AS 3959) target elevated subfloors and decks exposed to radiant heat rather than internal floors over a slab (WoodSolutions). See timber flooring in bushfire areas.
Building activity in NSW
New dwelling approvals in NSW fell 17.3% in August 2026 (ABS), but renovation is where much of Sydney's flooring work happens: the value of alterations and additions approvals was up 14.0% nationally (HIA).
European oak beside Sydney's local hardwoods
Sydney buyers usually compare European oak with the NSW hardwoods they already know. The difference is mostly look and format, not quality.
| Species | Janka hardness (approx.) | Look |
|---|---|---|
| Spotted gum | ~11 kN | Strong colour variation, wavy grain |
| Blackbutt | ~9.1 kN | Pale golden, popular in coastal homes |
| European oak | ~4.2–6.1 kN | Calm, even grain; made into herringbone and chevron parquet |
Figures from PFC. Oak is softer, so in a busy terrace with dogs and kids, finish choice and entry mats matter more than species.

Frequently asked questions
Can I put solid oak herringbone in my Sydney apartment?
Often yes, but check your strata by-laws first. Many owners corporations require approval and an acoustic underlay or system that meets a stated performance before hard floors replace carpet. Your installer and strata manager should agree the system before any oak is ordered.
Is there a Timbo partner in Sydney?
Timbo is appointing partners in Sydney now. Email partnerships@timbo.com.au and Timbo will connect you with a flooring business that can quote your job.
How does European oak compare with blackbutt?
Blackbutt is harder (about 9.1 kN Janka versus roughly 4.2–6.1 kN for European oak), while oak offers a calmer grain, pattern formats like herringbone and takes stains and lime washes well. See European oak vs blackbutt.
Does Sydney's humidity cause problems for solid oak?
Not if it's managed. Humid summers mean oak takes up moisture, so it must be acclimatised to the home's normal conditions and installed with correct expansion allowances. Problems usually come from skipping acclimatisation, not from the climate itself.
What does timber flooring cost in Sydney?
Installed solid hardwood floors in Australian cities commonly range from about $120 to $367/m² depending on city, species and job (HH Timber). For more, read our timber flooring cost guide.
